Enthusiastic bidders help SDL Graham Penny sale

A former Victorian school building was one of the top commercial property performers at SDL Graham Penny’s auction at Derby County’s Pride Park Stadium last week.

Peveril House in Mill Lane, Codnor – which has more recently been used as an adult education centre – sold for £149,000 from a guide price of £85,000-plus.

Land with outline planning permission to build a house adjacent to Norwood Cottage in Hall Grounds, in the Staffordshire village of Rolleston on Dove, sold for £151,000 from a guide price of £85,000-plus.

A potential residential development over the first and second floors of 69 Wardwick in Derby city centre was sold for £155,000 from a guide price of £75,000-plus.

One bidder was so determined to buy a mixed commercial and residential property at 6 Arthur Street in Derby that there was a round of applause when auctioneer Graham Penny finally brought his hammer down. It sold for £268,000 from a guide price of £185,000-plus.

The 31 May sale raised £5.2m with a 62% success rate, climbing to £6m and 73% post auction.

Residential lots included a three bedroomed, semi-detached house that overlooks open fields on the edge of the suburbs of Littleover and Mickleover, Derby, sold with land offering development potential.

The hammer came down at £172,000 from a guide price of £90,000-plus.

Andrew Parker, auctioneer and managing director at SDL Auctions Graham Penny, said: “We are experiencing an increase in commercial lots, with both vendors and buyers appreciating the short timescales and certainty of buying at auction.”
