Essential Land/Delancey lodge first phase of Dartford regeneration plans

 

Developer Essential Land in partnership with Delancey has lodged plans for remediation of the Mill Pond and Northern Gateway East sites in Dartford town centre as the first stage of plans for a housing-led regeneration.

 

The sites were bought by investor clients of Jamie Ritblat’s Delancey for £13m in April this year. Development is being managed by Essential Land, founded by Darryl Flay, former managing partner of developer Oracle Group.

 

The site, currently home to a GlaxoSmithKine pharmaceutical plant, is Delancey’s first residential development

 

The 33 acre site will be vacated by the pharmaceutical company in 2013 and will eventually be redeveloped as a £200m mixed-use scheme including around 970 homes and up to 100,000 sq ft of commercial space and shops.

 

Essential Land will project manage the masterplanning and remediation of the site.

 

Martin Bellinger, partner at Essential Land said, “The submitted application is a first step and shows our commitment to the regeneration of these important sites. We are keen to bring forward a full planning application for the redevelopment of the sites at a later date and will ensure that the local community is fully involved in our proposals.”

 

If approved, the remediation process would cost in the region of £4m and will take up to a year to complete.

 

The development forms part of Dartford Council’s Town Centre Area Action Plan.
