Rent returns on Euston Road have grown by nearly 60% since the middle of 2013, making it London’s best-performing market.
The Midtown market has seen rents on a hypothetical 20,000 sq ft office let on a 10-year lease grow to almost £11,000 pa, bringing it in line with returns from the City core and Chancery Lane, according to figures from EGi London Offices Research.
Midtown as a whole was one of the capital’s best performing markets, with average annual growth of 15%.
Mayfair and St James’s boasted the highest rent returns at £21,000, a respectable 11% in the year to the end of March 2015.
Paddington was the worst performer, with rent roll returning growth of 3%.
