Law firm Eversheds has shortlisted two buildings in Nottingham to house one of the city’s largest office requirements.
The firm has earmarked Marlborough Property Company’s Water Court building at 116-118 Canal Street and Charles Street Building’s Canalside House at 6 Canal Street, for its circa 19,000 sq ft requirement.
A relocation was prompted ahead of Eversheds’ lease expiry at its current offices on Standard Place in the city centre in November.
A decision is due in mid-May and Eversheds could be in the new premises by the end of the summer.
The three-storey Water Court overlooks the city’s historic canal and is being comprehensively refurbished.
A source said: “Water Court looks like the preferred option. Quoting rents are £18.50 per sq ft and Eversheds is likely to take a minimum of 10 years on its lease. It will probably take the whole building and sublet one floor.”
The building is being marketed by Lambert Smith Hampton.
In terms of incentives, market observers said Eversheds is likely to get between 18 months and two years rent free if a deal goes ahead on a deal at Water Court.
Canalside House is a 20,000 sq ft building.
