F&C REIT in Soho hi-five

Fund manager F&C REIT has bagged five lettings at 25 Great Pulteney Street, W1, including media giant WPP.

F&C Commercial Property Trust, advised by F&C REIT Asset Management, has now let six of the seven floors at the 33,000 sq ft development, completed in September 2011.

Sir Martin Sorrell’s WPP has signed up for 13,709 sq ft over the lower ground, ground and first floors on a 10-year lease at a total of £708,000 pa.

The communications giant will be joined by financial advisor Zebedee Capital Partners, which has signed for 3,311 sq ft on the fifth floor on a 10-year lease at £90.60 per sq ft.

A 12-month, rent-free period has also been agreed, with the lease subject to a rent review in 2016.

CarVal Investors has taken the 5,228 sq ft third floor on a 10-year lease at £82.50 per sq ft, and oil and gas exploration company Salamander Energy has taken the 4,292 sq ft fourth floor on a 10-year lease at £85 per sq ft.

The second floor remains vacant.

F&C REIT head of central London offices, Simon Lacey, said: “The beautiful design makes this brand-new office building an unusual and striking new feature in the Soho landscape. The severe shortage of grade A accommodation, coupled with the striking redevelopment of the property, make the offices an attractive proposition for tenants.”

Strutt & Parker and Drivers Jonas Deloitte acted for F&C REIT; GVA acted for Zebedee Capital Partners; H2SO for Carval Investors; Tuckermans for Salamander Energy and James Hardwick & Co acted for WPP.
