Columbia Threadneedle has put Saffron House, EC1, up for sale with a guide price of £87.5m.
The sale price reflects a net initial yield of 4.48% and a capital value of £1,199 per sq ft for the property at 6-10 Kirby Street in Farringdon.
It is let to six tenants, including Pitchbook Data, Habitat Retail and Cloudreach Europe, producing a combined annual rent of just under £4.2m.
The average passing rent is £57.28 per sq ft and WAULT is 6.6 years to expiry and 3.84 years to break options.
Columbia Threadneedle completed a £7m refurbishment of the 72,976 sq ft building last year.
The property was acquired by Zurich Assurance in 2006
