Fee pressure drives consolidation

 


EXPO REAL: Consolidation in the industry is being driven by pressure on fees, says Jones Lang LaSalle EMEA chief executive Christian Ulbrich.



 


Speaking to Estates Gazette at Expo Real in Munich, Ulbrich said: “It’s a constant trend that we have a strong push on fees – and if not the fees going down then it’s the expectations about what kind of services we are delivering going up. That’s one reason why this industry is changing and consolidating, because you have to build a bit of scale to offset that trend.”



 


However, Ulbrich said that its acquisitions in the UK were largely complete and that any further buys were more likely to be in Europe.



 


“With regards to the UK we are pretty well prepared for all client requests,” said Ulbrich. “On the continent there are still little pockets where we would like to improve and we will work on that.”



 


He added that integration of JLL and King Sturge people and systems would take more than 18 months.
