Feldberg Capital achieves bumper rents in Putney

Feldberg Capital has let 57,500 sq ft of its Parklife Putney, south-west London, development to two new tenants – 24,500 sq ft to design studio Winch Design and a further 33,000 sq ft to architecture firm Populous.

Winch Design has taken a 15-year lease for part of the ground floor, along with the entire third and fourth floors. The company will move from Barnes to Putney.

Populous has taken 33,000 sq ft for its EMEA headquarters, spread across four floors on a 15-year lease.

According to market sources, the rent secured on the deals is in the high £50s per sq ft, with rents on certain floors achieving £60 per sq ft. According to EG Radius data, average office rents in Putney over the past 12 months are £29.76 per sq ft.

Jon Cochrane, head of asset management and sustainability at Feldberg Capital, said: “These deals mark a significant milestone for Putney’s office market, achieving highly impressive rents for the area and demonstrating the strong demand for ESG-led creative workspaces in London neighbourhoods like Putney, Chiswick and Croydon.”

JLL advised Feldberg on both deals.
