Final piece in jigsaw for £175m Stoke on Trent brownfield scheme

St Modwen Properties has assembled one of the UK’s largest brownfield development sites for its £175m joint venture with Stoke-on-Trent Council at Trentham Lakes in north Staffordshire.

The developer has just bought the final 61.51ha (152 acre) section of the former Hem Heath Colliery forming a 160ha (395.4 acre) development site. St Modwen has formed Stoke-on-Trent Regeneration with the local council to develop up to 278,700 sq m (3m sq ft) of industrial and distribution space there.

The Hem Heath site, which the developer has just bought, links the northern and southern sectors of the site. On the northern section, the developer is working up plans for a health & fitness centre and other associated leisure uses.

St Modwen bought the first section of Trentham Lakes at the end of 1996. Part of the site houses Stoke City FC’s £15m Britannia Stadium.

Lambert Smith Hampton acted for the Coal Authority on the land sale.
