A fire-damaged house exceeded its guide by more than £170,000 at McHugh & Co’s latest sale, which was its largest by volume.
The Camden-based auction house raised £28m from sales of 81 out of 92 lots, an 87% success rate. Its previous catalogues have contained up to 69 lots.
Auctioneer James McHugh put the number of sellers down to the stamp duty changes that go into force in April, as well as a general rise in instructions.
The severely fire-damaged three-bedroom house in Wood Green, N22, was sold for £676,000 off a £500,000 guide.
Despite being listed as in a dangerous condition, with viewers required to wear hard hats and sign a liability waiver, McHugh said it had attracted “frantic” bidding.
Two other lots that sold were a house and neighbouring land in Streatham, SW16, offered separately. The house sold for £705,000 off a £550,000 guide; the land sold for £251,000 off a £75,000 guide.
Three properties sold for more than £1m, including a block of seven flats in Walthamstow, E17, that was guided at £1.3m and sold for £1.6m.
A freehold semi-detached house in West Norwood, SE27, arranged as a four-bedroom flat and a three-bedroom flat, sold for £800,000 off a £500,000 guide.
