First Base lodges plans for £175m Soapworks in Bristol

Developer First Base has submitted plans for a £175m mixed-use scheme with workspace, flats and an aparthotel at the Soapworks site in Bristol.

Plans comprise 165,000 sq ft of offices, 166 flats and a 67,000 sq ft aparthotel, with 35,000 sq ft of retail, leisure and commercial space.

It proposes two new buildings and restoration of the Grade II listed soap factory, which dates back to the 1860s.

There will be a food hall with space for restaurants, pop-ups and market stalls, with pedestrian and cycle pathways.

The 2.25-acre site lies next to the city’s main station at Temple Works, between the business district at Temple Quay and the cultural quarter at Old Market.

Lucinda Mitchell, project director at First Base, said: “Our plans for Soapworks will reinvigorate a site that has been at the heart of Bristol’s economy for generations delivering a mix of high-quality workspace, new homes and social spaces; helping to retain talent in the city and strengthen the Bristol economy.”

Soapworks is First Base’s first project in the South West. The developer has a number of urban regeneration schemes in the UK, including a jv with Havering Council to deliver up to 1,000 homes in Romford and  Edward Street Quarter in Brighton.
