Transport company First Bus Properties brought to the market a retail site on Marlborough Street near Broadmead in central Bristol which will rival development land at NPI’s nearby Stonecutter Court.
Three department stores, including Marks & Spencer, three food stores and seven high street chains are understood to have expressed an interest in a possible scheme on the 0.91 ha (2.25 acre) site. The plot includes the bus station and has planning consent for 35,394 sq m (381,000 sq ft) retail.
Andrew Maltby of Hartnell Taylor Cook who is advising the vendor said that a future scheme is likely to involve a partnership between First Bus, a developer and a handful of retailers. He added: “This is the most strategic site to come to the market in Bristol for the last five years. There is demand for another scheme the size of the Galleries [Bristol’s 27,870 sq m (300,000 sq ft) shopping centre].”
In February NPI repackaged the Stonecutter Court site in Bond Street for retail development on the back of Marks & Spencer’s requirement for a new store in the city centre. The land, which has consent for an office scheme, has capacity for 27,870 sq m (300,000 sq ft) of shopping.
