First look: Parabola plans 1,700 homes at Edinburgh’s largest development

Parabola has worked up plans for 1,737 homes in the latest phase of the Edinburgh Park development, which is believed to be the largest scheme in the city in a decade.

These future phases will be spread over 33.4 acres at the business park.

Parabola has lodged detailed plans for 19 buildings, comprising a mix of tenures private sale, build-to-rent and affordable homes, with Edinburgh City Council.

It includes 1,180 build-to-rent flats in nine buildings, of which 274 will be affordable, pepper-potted across two sites in the north and south of the development. A further 397 private sale homes will be located in five buildings, with 160 social rented homes in a separate building to be managed by a registered provider.

The scheme provides the largest number of affordable homes in a single application to the council: with 434 homes making up 25% of the total housing. These will be developed in the first phases.

Proposals also incorporate more than 350,000 sq ft of commercial space, a public square and a 170-bedroom aparthotel.

The zero-carbon quarter will also include a large public park, play areas and landscaped gardens.

It follows 1m sq ft of offices, a new public square and sports and leisure facilities in the first phase of the scheme. Construction has been temporarily paused due to building restrictions during the coronavirus pandemic.

Parabola has owned the undeveloped plans to the south of the existing Edinburgh business park since 2013. Last year it received the green light for the speculative office development at 1 New Park Square, the country’s first carbon-free speculative office, which is due to complete in 2021.

The council is expected to publish the application this week.
