Actuarial firm Lane Clark & Peacock is close to signing the first prelet at Great Portland Estate’s 138,100 sq ft 95 Wigmore Street, W1.
The firm is understood to have gone under offer for just under 50,000 sq ft at GPE’s Marylebone scheme, which is due for completion next spring.
A lease of 10-15 years has been discussed at a rent of more than £70 per sq ft, Estates Gazette understands.
Lane Clark is one a number of tenants exiting 30 Old Burlington Street, W1, next year as a result of new owner Native Land wanting to convert the building into luxury flats.
The company, which occupies around 40,000 sq ft, also shortlisted AirW1 and 10 Portman Square, both W1, as options for its headquarters.
DTZ is advising the tenant; CBRE and H2SO are representing GPE. All parties declined to comment.
