For-sale sign hoisted above Heythrop College Kensington site

A former college slated for a £750m GDV luxury senior living scheme in Kensington Square, W8, has been put up for sale.

Developer Auriens previously secured planning permission in 2020 to redevelop the Grade II listed Heythrop College site into a luxury 320,000 sq ft senior housing scheme.

The seller, an offshore family office, has appointed Knight Frank and Savills to market the scheme. The vehicle is named Leopard UK Kensington Propco, according to historical planning documents.

Plans for the 2.7-acre site included 142 senior housing flats, five affordable housing apartments and three private residential townhouses, all arranged around a private garden square.

The site is being marketed with scope to explore alternative uses, including private residential, hotel, education and healthcare.

The scheme was designed by architect Kohn Pedersen Fox with landscape architecture by Andy Sturgeon.

Tom Scaife, head of seniors housing at Knight Frank, said: “Heythrop College is a unique large development site located in the heart of Kensington which holds planning consent for a substantial seniors housing-led scheme.

“Sites like this are extremely rare. As a result, we have already received significant interest from major developers and investors internationally.”

Tim Whitmey, head of London development land at Savills, said: “Arranged around a landscaped square, in a highly desirable part of London, close to Kensington Gardens and the amenities of Kensington High Street, this site represents a once-in-a-generation development opportunity.”
