For sale sign hoisted on potential Scots PBSA

A 1.5-acre development plot on the edge of Edinburgh city centre has been put up for sale through Shepherd Chartered Surveyors.

The site, which is owned by private company 90TF, has the potential to be redeveloped as a student and build-to-rent scheme.

A feasibility study has been undertaken by 56 Three that proposes a 235-bed student accommodation scheme and 75-flat BTR development on the site.

The site, at 101-107 McDonald Road, is currently occupied by one and two-storey offices, a showroom and warehouse, extending to 41,184 sq ft. The buildings are currently income-producing with a WAULT of three years.

Capital Document Solutions occupies 101 and 107a and 107b, paying a rent of around £360,000 until September 2027. Capital City Church International occupies 107c McDonald Road, paying £5,100 per annum on a lease expiring on 30 September 2027. The site also includes a yard with car parking for 20 vehicles.

Emily Anderson, associate at Shepherd Chartered Surveyors, said: “This exciting site is a real one-off and has several potential end uses, with no current zoned alternative use within the Edinburgh Local Development Plan. Accordingly, it would be suitable for residential development for private sale or alternative commercial uses.

“The site is identified in the proposed Edinburgh City Plan 2030 for new housing, which supports its potential for future residential development. It does not form part of the high-concentration student population area and therefore may also be suitable for PBSA development.”
