Avalanche Studios Group has been signed as the latest occupier at Forma’s 5 St Paul’s Square in Liverpool.
The firm has taken a five-year lease for 9,600 sq ft on the top floor of the 136,000 sq ft building.
The Swedish video games developer will relocate from its 7,500 sq ft office at Atlantic Pavilion at Albert Dock.
In addition, some of the existing tenants at 5 St Paul’s Square, which include DWF, Pall Mall Medical, Denholm Logistics and Quilter Cheviot, have renegotiated their leases across a combined 46,000 sq ft.
5 St Paul’s Square is owned by Israeli investor Forma Real Estate Fund. The firm bought the office building in June 2022 from Abrdn for about £30m, according to Radius Data.
Following these deals, about 8,500 sq ft of workspace remains available in the property.
Worthington Owen is the retained agent for 5 St Paul’s Square. It also advised Avalanche on the deal.
