Former Baglan Panasonic site attracts new tenant

Owens Road Services has let the 141,000 sq ft former Panasonic plant in Baglan, near Port Talbot, South Wales.

Swansea-based landlord Roy Thomas has agreed a 15-year lease, initially at £2.50 per sq ft rising to £4 per sq ft and £4.50 per sq ft in the 5th and 10th years, producing an average rent of £3.67 per sq ft.

Jason Thorne, director of Lambert Smith Hampton, joint agent with King Sturge, said: “We received a surprising high level of enquiries and interest for the property, despite the large amount of vacant industrial space in the Port Talbot and Bridgend area.

“Thomas had a choice of splitting the unit into four units, and had two parties who were immediately available to sign up for 50% of the building. 

“However, it is believed that the property is best suited for one occupier.”
