Foxtons revealed a sharp drop in earnings and warned of a challenging year ahead in a trading update.
Underlying earnings are expected to have fallen to £25m from £46m a year earlier, while revenue dropped to £133m from £150m.
Sales in the final quarter of 2016 were 40% down on the year-earlier level at £12m. Revenue from its letting activities was flat at £13m.
