Friends Ivory Sime is to sell Amethyst House, Spring Gardens – one of Manchester’s last central core development sites.
The fund, which sold its nearby Booth Street site to Wilson Bowden late last year, is understood to have abandoned the idea of refurbishment.
A sale price above £6m is anticipated.
The six-storey 37,000 sq ft (3,440 sq m) office building was developed in the 1970s.
A growing city centre office supply famine is sure to encourage developers to look closely at the building.
Purchasers are likely to be interested in the refurbishment potential, but it also has outline planning permission for an 87,000 sq ft (8,080 sq m) new build.
Bids will be invited in the spring by Dunlop Heywood Lorenz and GVA Grimley, which have been associated with the property for some time.
Likely bidders include Amec Developments, which has long sought a city centre development opportunity, and Bruntwood Estates.
