Fujitsu has launched a rare expansion-led requirement in the Thames Valley.
The technology company, which has been reoccupying its buildings in the South East over the past year, is looking for a 40,000-60,000 sq ft self-contained office in Bracknell after winning a new contract.
Fujitsu’s requirement comes as Lambert Smith Hampton’s latest M4 corridor office markets research claims that the area is beginning to turn.
LSH says take-up in the Thames Valley has historically mirrored the performance of US technology stock market Nasdaq, which is showing signs of recovery. Q1 take-up was 1.5m sq ft – a third of last year’s total.
But Colliers CRE director Scott Rutherford warned: “Fujitsu’s expansion is rare, as the return of Silicon Valley-driven growth in the Thames Valley remains scarce. Transactions are more influenced by good estate management.”
Fujitsu has already eyed Morley’s 53,000 sq ft Viewpoint 2 scheme and two different buildings at Winnersh Triangle.
It may also re-occupy its 74,000 sq ft One Thames Valley Park, which has been on the market through Colliers CRE and, before its demise, Chesterton.
Fujitsu put 16 of its UK leaseholds, totalling 575,000 sq ft, on the market in 2002, but last year re-occupied more than 120,000 sq ft in Bracknell.
