Fund house and accountants snap up space in City’s redeveloped Procession House

Two prelets have seen almost all of the office space at the redevelopment of Procession House in the City of London taken up ahead of its expected March 2020 completion date.

Intermediate Capital Group, an asset manager, and accountancy firm Crowe have taken a combined 86,500 sq ft at the building, which is now known as The Ludgate, at 55 Ludgate Hill, EC4.

EG first reported Crowe and Intercapital were in talks to lease space at Procession House in May.

Greycoat Real Estate and Goldman Sachs International are working to refurbish the 105,000 sq ft of office space across the building, having bought it from LGIM Real Assets in July 2018.

The redevelopment, designed by John Robertson Architects, will include entrances on Ludgate Hill as well as New Bridge Street, the latter close to Blackfriars train station.

ICG will take part of the first floor as well as the third, fourth and fifth floors. Crowe will lease part of the first floor and the entirety of the second floor. Guide rents for the redeveloped offices were between £65 and £75 per sq ft.

The leasings leave only space on the ground and upper ground floors vacant. Fund manager ICG Longbow had previously been reported to be interested in taking space in the building.

The landlords were advised on the deals by BH2 and CBRE, with Colliers International advising ICG and Farebrother working with Crowe.
