Galliard doubles down on commuter belt with £265m in new schemes
London’s largest private residential developer Galliard Homes is ramping up development around London’s commuter belt, with a trio of new schemes valued at £265m.
Galliard has bought a £50m scheme in Ipswich, with consent for 173 homes on eight acres next to the River Orwell.
The developer completed the deal in December following unconditional land acquisitions in Milton Keynes and Ilford – also in the final quarter.

Galliard has bought a £50m scheme in Ipswich, with consent for 173 homes on eight acres next to the River Orwell.
The developer completed the deal in December following unconditional land acquisitions in Milton Keynes and Ilford – also in the final quarter.
Galliard aims to lodge plans for a £150m scheme to replace a former entertainment complex called The Point in Milton Keynes with joint venture partner DS Real Estate, after buying the site in October.
In Ilford, Galliard aims to replace a hotel and restaurant on Redbridge Lane East with a residential-led scheme of £65m following its purchase in November.
Galliard has been one of the most active residential developers in London in the past decade, but in 2016 moved its attention to Birmingham and the outer boroughs as land prices in the capital rocketed and sales slowed.
A £500m partnership with Apsley House saw Galliard expand in Birmingham with five years to deliver 2,250 homes. The developer has since added new partnerships and schemes across the south.
Galliard’s renewed focus on London’s commuter belt comes as both homebuyers and BTR developers and investors turn their attention to the region.
