Gary Neville’s Relentless Developments and Salboy have sold 98% of branded residences at their £400m St Michael’s development in Manchester six months after launching, setting a new sales record for the city.
The flats, located in a 41-storey tower, are Manchester’s first branded residences. The joint venture said the majority transacted at 20% above market rate.
The sales launched in the UK at the end of 2023, with the penthouses and bigger flats bought by domestic owner-occupiers.
A number of sales also saw British citizens abroad returning to the UK to move into St Michael’s, according to the jv.
Simon Ismail, co-founder and managing director of Salboy Group, said the sales marked the business’s “fastest-selling launch to-date at record-breaking prices”, adding that it expected to see prime homes selling at £1,000 per sq ft within the next five years.
Ismail said: “The intense demand from purchasers proves Manchester can now sustain values comparable to London and other European capital cities and that is something our city should be rightly proud of.
“It’s also great to see so many British citizens buying into the scheme as people compete to snap up the immersive, design-forward living.”
Neville said: “Our intention for St Michael’s has always been to show the world Manchester’s true potential. It was a bold move to host the city’s first branded residences but we were confident there was a strong market for this type of living in Manchester’s most exclusive postcode. Delivering the sales results we have seen has been incredible.”
