Germans back New Oxford Street buy

Tishman Speyer has signed a contract to sell 100 New Oxford Street, WC1, to Thor Equities and AEW for £180m.

AEW’s stake in the building is being funded by a club of two German investors.

The 106,404 sq ft office building also includes six shops and two restaurants on the ground floor. It is fully occupied by 16 tenants including Shake Shack, Jessops, Costa Coffee and All Bar One on the ground floor, as well as Shisheido, WME Entertainment and Stanhope.

Tishman bought the building from Hermes and CPPIB in 2015 for £131.4m when the building was 47% vacant. It refurbished much of the building, including the lobby, and achieved full occupancy after six months of ownership.

Dan Nicholson, managing director and head of Tishman Speyer UK, said: “This is another example of how Tishman Speyer can add value to a property though active asset management, and through attracting world-class tenants.”

Rob Wilkinson, European chief executive at AEW, said: “The property represents a compelling opportunity and a great introduction to the London market for our German clients.”
