Get Living is bringing forward new proposals for the West site of the Elephant and Castle town centre redevelopment.
The developer has launched a public consultation with revised plans to add 450 purpose-built student accommodation beds to its masterplan, which was given the go-ahead in 2019.
Southwark Council granted the developer permission to build on the site of the London College of Communication and University Arts London, which sits alongside its existing neighbourhood at Elephant Central.
The developer is progressing with construction of the East site of masterplan, which is set to complete in 2026, and will provide 135,000 sq ft of retail and leisure space, 55,000 sq ft of workspace, 485 homes and a building for UAL’s London College of Communication.
Its previous consent for the West side included 498 flats, including 165 affordable homes, across three towers. However, Get Living has found that since 2019, policy and regulatory changes have been introduced and it is “using the opportunity to improve its proposals to ensure they better meet the needs of the local area”.
The revised plans include the same number of homes as the consented scheme, with the PBSA element intended to “reduce pressure on the local private rented market”.
The proposals also include improvements to the architecture of the proposed scheme “in line with the changing landscape of Elephant and Castle as well as improved public realm with a new public square”.
There has also been a reduction in carbon with a move to all-electric and the addition of a second staircase and fire evacuation lift to comply with the Building Safety Act.
LCC is expected to move into its new campus in September 2027, which will result in the West site becoming vacant from January 2028.

“With works well under way on the East site, we are pleased to present our enhanced plans on the West site, which we believe will provide far greater benefits for the existing and new community than the original consent allowed.”
