Gladman has pre-let the first unit at its £85m, 1.6 million sq ft Cosmic Park industrial and distribution development at Sherburn-in-Elmet, near Leeds.
It has let the 27,300 sq ft ‘Mars’ unit to Leeds-based furniture retailer Chiltern Mills, which is relocating its headquarters to Cosmic Park.
The company has taken a 15 year lease at a rent of £5.25 per sq ft.
Gladman recently completed a 666,000 sq ft distribution warehouse at the park, which is four miles from Junction 42 of the A1(M).
Also underway are units of 320,000 sq ft, 185,000 sq ft, 147,000 sq ft and a further five smaller industrial and manufacturing, ranging in size units from 62,300 sq ft to 5,700 sq ft.
David Gladman, a director of Gladman Developments, said: “With demographics now playing a key role in the location decisions of distribution companies, the availability of reliable and loyal labour, competitive wage rates and familiarity with shift working make Sherburn an ideal site for a large industrial and distribution warehouse development.”
