Southbury Developments has been granted planning permission for a 151-room hotel next to Euston station in central London.
Development plans also include 16 affordable homes and a retail unit.
The site could be sold with planning permission, or as a completed development with either vacant possession or a hotel operator signed up.
Rental bids in excess of £7,000 per room are being quoted, with freehold also available.
