Godfrey sells Marylebone block

West End agent Charles Godfrey’s investment business has sold 20 Homer Street in Marylebone, W1.


Wesley Properties paid London Global Real Estate £1.8m for the 3,200 sq ft property, reflecting a 4.6% net initial yield.


The building is home to Italian restaurant Briciole. It is let to the Honey Pot Pub Company for a further 16 years at a passing rent of £85,000 pa.


London Global was set up in 2010 by GN2 partner Godfrey and former head of UK joint venture equity at RBS Global Banking & Markets Paul Aubery,


Strutt & Parker advised the buyer; Coffer Corporate Leisure represented the vendor.
