Goldman exchanges on Marble

Sold stampGoldman Sachs has purchased the 109-asset Marble portfolio for around £110m, pipping Pears Group to the sale.

It follows significant activity for Goldman in the portfolios market in 2014. It purchased the £60m Neon portfolio, a £500m Travelodge portfolio and bid on both the £240m Project Titan and £150m Project Tree.

Pears is understood to have led the pack after the second round of bids, before Goldman entered an exclusivity period in the past week.

M7 Real Estate, which asset manages the properties on behalf of vendor VBR Investments, will be retained on the mandate.

The purchase price reflects a yield of circa 10.6%.

The 4.1m sq ft portfolio comprises 90 industrial assets, 10 retail properties and nine offices, let to a total of 700 tenants. It is 79% occupied.

KPMG was appointed to sell the portfolio in 2014. Knight Frank acted for Goldman Sachs.
