GPE Starwood jv prepare City Tower for sale

Great Portland Estates and Starwood Capital are preparing to sell the City Tower on Basinghall Street, EC2.

The 23-storey block is expected to attract bids in the region of £90m.

GPE and Starwood’s Great Star Partnership joint venture last year completed a refurbishment of the 138,200 sq ft of office space, which is arranged over 19 floors.

They have since let all but two floors in the building which now commands a rent roll of £2.2m, according to Great Portland Estates 2014 annual report.

The Great Star Partnership was created in May 2010 with Starwood Capital contributing the City Tower and GPE contributing the neighbouring City Place House, a 177,000 sq ft office building.

The jv considered a comprehensive redevelopment including both buildings, but opted instead for a refurbishment.

GM Real Estate advises the partnership on the building and will be appointed to bring it to market later this year.

It is held on long leasehold from the City of London Corporation.
