Hines’ first Manchester office project, a redevelopment of a former Odeon Cinema, has been granted planning permission.
The plans to turn the cinema into a 14-storey office block were approved at Manchester city council’s planning committee last week.
The 178,000 sq ft block will include a three-level basement.
The scheme forms Hines’ debut in Manchester after it formed a joint venture with Manchester & Metropolitan Properties in April.
A previous consent for the site was set to expire in September, with a number of adjustments including energy efficiency changes needing approval.
A spokesman for Hines said the firm had “no immediate plans” to begin the development without a prelet, but said this may change as market conditions evolve.
The existing building was constructed by Paramount Cinema and opened in 1930. It has been vacant for several years.
A major programme of public investment is underway in central Manchester, including St Peter’s Square and a £185m retail scheme in the Town Hall complex.
A 12-storey office block at Peterloo House also has consent, while an application has been submitted to redevelop 77-79 Mosley Street and Century House as a 12-storey office block.
