Planners green-light largest London hotel in a decade

Frogmore and C1 Capital have been granted planning to more than double the size of Hilton’s London Olympia Hotel, W14.

The new 905-bedroom hotel development, which will retain part of the existing 404-bedroom hotel’s structure, will incorporate a roof garden and rooftop bar.

The Studio Moren-designed development, on a 0.86-acre site adjacent to the Olympia Exhibition Centre and Tube station, will be the largest hotel built in London in a decade.

The completed hotel is expected to have a GDV of around £450m.

The joint venture will now seek an additional partner to develop and ultimately own the resulting investment.

Hilton is planning to operate the hotel, at 380 Kensington High Street, under its Motto by Hilton brand.

Development of the new hotel will attempt to retain much of the embodied carbon of the original structure, while Elliot Wood’s sustainability team will ensure that it meets high sustainability standards. DP9 acted as planning adviser to Frogmore.

Frogmore, in partnership with C1 Capital, bought the Hilton London Olympia Hotel in April 2022 from HPL for £130m. At the time the hotel was closed due to the Covid-19 pandemic lockdown.

Frogmore chief executive Jo Allen said: “Since the Hilton London Olympia hotel reopened in 2022, we have been delighted by trading figures which have outperformed our expectations. The existing hotel’s fabric is however approaching the end of its economic life and it’s time to breathe new life into the building.”
