Greener than the neighbours? Moda wants residents to know

Build-to-rent operator Moda Living has launched a new technology platform to let its residents track their energy consumption and sustainable behaviour – and measure them against those of their neighbours.

The company has introduced smart sensors developed by tech partner Utopi throughout its buildings, monitoring air quality, temperature and energy usage. That data will then be shared directly with residents via the existing MyModa app, developed by Spike Global.

Residents will then be able to monitor their carbon emissions and be told how they compare with those of their – anonymous – neighbours. Moda too will benefit from the data, using it to set its own targets for cuts in consumption and allowing it to spot residents who may need help to reduce their costs.

Moda said the sensors will ultimately capture 18.7m data points across its entire portfolio, which includes a pipeline of more than 18,400 new homes.

Dan Brooks, director at Moda Living, said: “As a long-term operator of our developments across the UK, we have a responsibility to our people and our planet to run our UK-wide portfolio as efficiently as possible. We are also dedicated to protecting and enhancing the wellbeing of the teams and residents that live, work and play in our rental communities.”
