Human Nature, a development company founded by Greenpeace directors Michael Manolson and Jonathan Smales, has been given the go ahead for the first phase of a 685-home scheme in Lewes, East Sussex.
The £430m, timber-framed project, is seeking to be one of the most sustainable in the UK, transforming a brownfield site close to the River Ouse. The site was once used for heavy industry but has been derelict for 20 years.
South Downs National Park’s planning committee has approved detailed plans for the first 44 homes in the scheme. Outline permission was also granted for 641 further homes, 35,000 sq ft of workspace, a health centre, community space, a restaurant, bar, shops, nursery and an energy centre.
The car-free development sits within the South Downs National Park and is anticipated to include 30% affordable housing.
The project has been masterplanned by Periscope but combines the work of 11 architectural practices.
Plans were first submitted at the beginning of 2023.
