Grosvenor gets green light for retrofit project

Westminster City Council has approved Grosvenor’s plans to retrofit and extend Ebury Gate at 23 Lower Belgrave Street, SW1.

The approval comes after the planning committee delayed a decision amid concerns raised by Transport for London relating to Crossrail 2.

Grosvenor will now kick off works to add 17,644 sq ft of office space to the existing 69,314 sq ft building, which is understood to be the company’s largest retrofit project. This involves stripping the existing building back to the frame and demolishing the existing sixth floor in a move to bring forward a roof terrace.

The ground-floor podium will be removed to pave the way for 2,423 sq ft of flexible retail, restaurant or café floorspace.

The Morrow + Lorraine-designed building will have new façades, except for the southern side of the building, which will be partly retained and upgraded.
