Grosvenor Fund Management is selling a prime St James’s office block for £225m – a yield of 3.6%.
JLL has been appointed to sell the freehold at Almack House, 28 King Street, SW1.
The 97,563 sq ft office building is fully let with tenants including Warburg Pincus International, Anschutz Sports Holdings and Arcadia Petroleum.
The property was refurbished in 2009 and comprises nine storeys.
It is understood Grosvenor Fund Management intends to reinvest the capital into its existing portfolio.
Grosvenor attempted to sell the building in 2012 for £165m but it was withdrawn from the market.
The offer is expected to attract interest from other property funds.
