Guildford office draws record rent

Standard-Life-Investments-THUMB.gifStandard Life Investments, on behalf of South Yorkshire Pensions Authority, has achieved record rents for the first lettings at 31 Chertsey Street in Guildford.

Accountancy and business advisory firm BDO and UK law firm Penningtons Manches have taken space at the 31,000 sq ft building for rents in excess of £30 per sq ft.

The leases mean 85% of the building is now occupied on 10-year leases.

The previous best rent in Guildford hit £30 per sq ft in 1992 when Candle Service took 40,000 sq ft at Bridge House.

Standard Life Investments, working with Bell Hammer, redeveloped 31 Chertsey Street on a speculative basis. Work completed in July 2014.

Richard Marshall, fund manager for Standard Life Investments, said: “The fact that we have already let the majority of the space to professional firms is testament to the quality of the refurbishment and the shortage of Grade A accommodation in the town centre.”

Lambert Smith Hampton and Strutt & Parker are joint letting agents for the property.
