Guinness and L&R submit plans for £350m business park in west London

Guinness Brewing and London & Regional Properties (L&R) have submitted plans for a £350m business park on 24.28ha (60 acres) next to the Guinness brewery at Park Royal in west London.

About 1,200 staff are employed by Guinness Brewing on the site, including 400 at the brewery, which is also home to its world-wide headquarters. The business park plans includes proposals for a new headquarters building.

The business park will include nine office buildings, set in landscaped grounds, with a new access road to the A40 and a new London Underground stop on the Central Line.

Also included in the proposals are new leisure facilities, such as a restaurant and bar, a health and fitness centre and other sports facilities, as well as a hotel and some new housing.

Guinness Brewing, part of the Diageo group, has been on the site since the brewery was built in 1936, but it now only needs 8.09ha (20 acres) for its brewing. The remaining 24.28ha (60 acres) will be used for the new business park.

Guinness chose London & Regional Properties, run by brothers Ian and Richard Livingston, ahead of a shortlist including British Land, Pillar and Land Securities.

Healey & Baker advised Guinness and retained by L&R as sole letting agent.
