Since the Olympics barely four years ago, more than 20 separate planning applications containing nearly 3,500 homes have been submitted for the Hackney Wick, E9, and Fish Island, E3, area.
As this map illustrates, more land has come forward for redevelopment than not. A quite remarkable and unprecendented explosion in activity in such a small, concentrated area.
Given the transformative effect of the Olympics and the resulting improvements to Stratford, E15, and its surrounds, the uptick in developer appetite is hardly surprising. A largely light industrial area with low land values, sandwiched between Victoria Park and the Olympic Park and rapidly gentrifying neighbourhoods nearby, along with a well-established creative community, the fundamentals were always strong.
In the three years from 2012 to 2014, a total of 10 schemes were proposed, equal to 1,226 new homes. 2015 alone saw 1,009 homes proposed across seven schemes, and this year has bettered that, with 1,133 homes in four schemes already submitted.
Aitch has been particularly busy and is behind five schemes totalling more than 250 new homes.
