Hammerson and NU unveil plans for Bristol’s Broadmead

Following Hammerson’s announcement last week that it had teamed up with Norwich Union (NU) to push forward proposals for an extension of Bristol’s Broadmead shopping centre, the joint venture has now unveiled details of its 69,675 sq m (750,000 sq ft) scheme.

The joint venture’s plans include:

Retail:

  • Two levels of retailing and catering with links at ground-floor level to Broadmead, Penn Street, Broad Weir, Merchant Street and The Galleries
  • A department store of 17,000 sq m (182,000 sq ft), about 80 new shops, as well as provision for a possible second department store of 12,000 sq m (130,000 sq ft) in The Galleries

Catering and Leisure:

  • Street cafes and 13 new restaurants
  • 2,000 sq m (25,000 sq ft) of leisure facilities surrounding a new public square

Housing:

  • 60 new homes within the scheme overlooking Castle Park and Quakers Friars
  • 140 new homes, including affordable housing, in a residential neighbourhood to the east of Bond Street, with a landscaped setting overlooking the river Frome

Open Spaces:

  • A tree-lined open piazza around Quakers Friars and The Almshouse
  • A new open square next to the new department store at the east end of Broadmead

Public Transport and Access:

  • The realigned Bond Street, landscaped to provide a ‘European-style’ boulevard
  • Refurbishment of Tollgate car park to provide 1,500 parking spaces
  • Improved bus facilities, enhanced pedestrian and cycle facilities
  • New footbridges to Castle Park and over Bond Street into Broadmead

 

The JV claims that Marks & Spencer, Selfridges and House of Fraser have all expressed interest in the proposed department stores.

If consent is granted for these proposals, the JV believes it can complete the improvement of key areas of Broadmead by Spring 2003. The refurbishment of the adjoining Galleries retail centre (which NU owns) could be completed by 2004 and the construction of the new department store and related shops by Christmas 2005.

CB Hillier Parker, joint letting agent for the scheme with Hartnell Taylor Cook, is also advising on the development. Montagu Evans has been appointed as planning consultant.
