Hammerson has completed the first phase of repositioning at The Oracle shopping mall in Reading, creating three new brand spaces.
The final new letting is a flagship 40,000 sq ft regional Zara store. This will join TK Maxx, which opened in May, and Hollywood Bowl, set to launch in July on the Riverside.
In total, 120,000 sq ft of space has now been repositioned.
The expanded Zara is set to open in the first half of 2026.
The relocation of TK Maxx to The Oracle reflects a broader trend of retail consolidation across the UK. Its May opening attracted queues and increased footfall.
Meanwhile, Hollywood Bowl’s £4.5m fit-out will soon complete, bringing a 24-lane entertainment venue.
Additional recent lettings at The Oracle include Jewells, ProCook, and Kiko, part of a wider strategy to refresh and diversify the retail mix. On the F&B front, occupiers such as Shake Shack and Cosy Club have arrived at the centre.
Harry Badham, chief development and asset repositioning officer at Hammerson, said: “Completing this first significant phase of repositioning at The Oracle with a regional best in class Zara builds upon the successful partnership we have developed with Inditex elsewhere across our portfolio.
“We are confident, based on our track record, that the completion of this phase will hugely benefit customers and underpin the future retail evolution of The Oracle, firmly establishing its place as a top UK retail destination with its catchment of 3 million people. We won’t stop here and are continuing to invest in the next phases of repositioning, putting The Oracle on the map for customers and brands.”
