Hatton Garden property is the jewel in Strettons’ March sale

A freehold retail and office investment in London’s Hatton Garden will go under the hammer at Strettons’ 30 March live-streamed national property auction, along with 39 other lots.

The part-let four-storey property (pictured), built in 1910, comprises a ground and first-floor retail unit, with four self-contained office suites on the upper floors. Currently producing a rental income of £30,000 per annum, the property has a guide price of just under £2m.

Also set to attract attention from investors looking to acquire prominent income-producing assets are two mixed-use investment opportunities in east and north London.

A freehold commercial and residential investment opportunity on Mile End Road in Stepney Green has a guide price of £1.1m-plus. Located within walking distance of both Whitechapel and Stepney Green Underground stations, the property currently produces £107,400 per annum. In Islington, a fully let freehold mixed-use commercial and residential investment property on White Conduit Street, producing £69,600 per annum, has a guide price of £900,000-plus.

The catalogue also features numerous residential opportunities across the UK. In London, a seven-bedroom house in multiple occupation in Kilburn is guided at £900,000-plus and in Camden a vacant freehold five-storey terraced property comprising three flats has a guide price of £800,000-plus.

There are several freehold residential properties that may appeal to owner-occupiers, including a three-bedroom house in Loughton, Essex, with a guide price of £565,000 and two former three-bedroom school houses in Havering and Hornchurch guided at £435,000 and £425,000 respectively.

For those looking to add value, the sale features several development opportunities. In Dunmow, Essex, a freehold vacant Grade II listed cottage on a two-acre site with planning permission for another dwelling has a guide price of £700,000, while “The Welsh Tavern”, a freehold vacant public house with development potential in Dartford, Kent, is guided at £795,000-plus.

Andrew Brown, director of auctions at Strettons, said: “The Hatton Garden property is a chance to acquire an income-producing property within one of the world’s most iconic locations. It has huge potential for the current £30,000 per annum income to be improved upon, so it should catch the eye on the day.”

He added: “Given the current market conditions, investors are looking for income-producing properties or those where they can add a significant amount of value through redevelopment and refurbishment, and we have many such opportunities in our March sale.”
