Haymarket Financial has signed a prelet for the top floor of The Crown Estate’s One Eagle Place, SW1.
The finance company will take 11,000 sq ft on a 10-year lease, and is understood to be paying more than £90 per sq ft.
It is the first tenant for the Crown Estate’s 60,000 sq ft office building, which completes in the summer.
The property is part of the £100m Eric Parry Architects-designed St James’s Gateway scheme, which is a 50:50 joint venture between The Crown Estate and the Healthcare of Ontario Pension Plan.
James Cooksey, head of St James’s portfolio at The Crown Estate, said: “We are delighted to have achieved a preletting of nearly 20% of One Eagle. Our 10-year investment plan for the area will build on this by providing around 1m sq ft of new or refurbished accommodation, offering a unique blend of the old and the new, in a historic setting.”
