Hedge fund signs up for record Strand rent

CQS-logoA Belgravia-based hedge fund is to move to Midtown after agreeing a record deal to occupy 28,000 sq ft at One Strand, WC2.

CQS has exchanged contracts to lease the fourth floor of the building on a 10-year deal.

Zebulon, which took over the asset management of the building from Wainbridge, declined to comment on the rent, but it is understood to be in the region of £85 per sq ft – the highest for the WC2 market, according to local agents.

It is one of a trio of deals agreed at the building totalling 85,000 sq ft.

National Grid has exchanged contracts on a 10-year lease for the 27,500 sq ft fifth floor, paying a rent in the region of £80 per sq ft. Braemar Shipping has also signed a 10-year lease for the third floor.

Bluebook, Colliers International and JLL are joint letting agents on the building.
