Henderson buys Hoddesdon estate

Henderson Global Investors has acquired an industrial estate in Hoddesdon, Hertfordshire, for £74.5m from a joint venture between SWIP & Goodmans.
 
The acquisition was made on behalf of the £900m UK Property Unit Trust and represents a 6.8% initial yield.
 
The 650,000 sq ft estate was developed by Rosemound.
 
Marcus Langlands Pearse, co-fund manager of the Henderson Property Unit Trust, said: “The acquisition of this estate is in line with the fund’s strategy to target core, long-let logistics within the South East and positively contributes to the income profile of the fund. It follows our exit from the Ptarmigan portfolio in March – a portfolio of short income logistics sheds with a Northern and Midlands bias.”
 
Henderson was advised by Doherty Baines; the jv was advised by CBRE.
