Henderson rebalances £180m fund

Langlands industrial estate



Henderson Global Investors’ £180m UK Property Fund has rebalanced its portfolio, buying three assets across the country.



In Fulham, it has sold The Point, a 26,000 sq ft office block at 210 New Kings Road, SW6, to a neighbouring special purpose entity for £7.7m, reflecting a 4.4% yield. The capital is being reinvested into a central London office, which is currently under offer.



In East Kilbride, the Fund has exchanged contracts to sell the 150,000 sq ft Langlands Industrial Estate to Helical Bar for £6m. The capital from the sale will be reinvested into a retail warehouse at Cardiff Bay.



Separately, on behalf of one of its private institutional clients, Henderson has bought a 16,000 sq ft prime retail unit on Winchester’s High Street from LaSalle Investment Management. The price reflects a 5.25% yield.
