Henry Boot sells Oxfordshire resi site to Mulberry

Henry Boot’s land promotion and planning arm has unconditionally exchanged on the sale of a freehold site with planning permission for 75 homes in Oxfordshire to housebuilder Mulberry Homes.

Tim Roberts, chief executive at Henry Boot, said the sale underscored “continued demand from housebuilders”, pointing to “encouraging levels of interest for sites in our prime portfolio”.

Hallam Land Management bought the site, in Ambrosden, in 2014. It secured outline planning consent in 2023 for the homes, as well as a 12-acre community woodland plot.

The consent also includes local highways improvements, green infrastructure and a children’s play area.

The sale is anticipated to complete in the second half of this year, with the transaction expected to generate an ungeared internal rate of return of 19% per annum.

Hallam will retain freehold ownership of an adjacent site totalling 20.6 acres for future promotion through the planning process.
