Hermes Real Estate is to embark on a major “sustainable” refurbishment of a 101,582 sq ft warehouse in Aston, West Midlands.
The £2m revamp of Athena Point includes a plan to conserve energy using natural ventilation for office areas, energy efficient light fittings controlled by PIR sensors, solar panels to supplement the water heating system, water-saving washrooms and the installation of energy-efficient boilers and radiators.
Due for completion at the end of the year, Athena Point is available on a leasehold basis at a quoting rent of £4.95 per sq ft.
Helen Kendrick, associate director at joint agent DTZ, said: “Occupiers are increasingly looking for energy efficient properties as part of their search criteria. With the phasing in of energy performance certificates later this year, any measures that will enhance a building’s energy performance rating while potentially reducing operating costs are good news for both landlords and occupiers.”
Athena Point is 1.5 miles from J6 of the M6, three miles north of Birmingham city centre.
