Britannia Nurseries in Waltham Cross, EN8, has been bought by Higgins Homes.
The 11-acre plot on the outskirts of London has outline planning for 90 homes and was being sold by Knight Franks City and East land team.
The scheme has a gross development value of around £40m.
James Barton, partner at Knight Frank, said: “The sale of Britannia Nurseries provides further evidence that sentiment in the land makers remains positive after Brexit.
“This is particularly the case for housing sites that provides efficient and direct access into London.”
The site went under offer on the date of the EU referendum result, with the deal completing on 30 August.
